FIRST phase is underway

In the freezing cold of winter 2010 was announced the second major land deal in East Village; FRAM (Building Group) + Slokker (Real Estate Group) came to Calgary from both sides of the country in full power, signing on four parcels of land, totaling over 700,000 sq. ft. of residential and commercial developments.
Easy to tell by the name, FIRST is the first project by this partnership; a project which had just broke ground on Feb. 7th, 2013, with first residents expected to move in in early 2015.

“We’re kicking off the new year with a bang,” says Fred Serrafero, Vice President, Development, FRAM Building Group. “Calgary is a unique market; we have enjoyed a great response to our initial product offering and now with permitting in place, we are starting construction immediately,” he added. “It’s a great day for our buyers and for the redevelopment of this master planned urban village.”

Here are a few details which might help you get excited about this huge step in EV Redevelopment;
196 units will be spread out over 18 floors and it seems there's something for everyone; from 1 or 2 bedrooms through studios to live-work units. Some residents will be able to enjoy their ground level access to their units, while others will benefit from the amazing view which comes with the territory. Ground level will also be the home of several commercial businesses, open to residents and passersby.
Amenities include a courtyard and a rooftop lounge with outdoor patio , as well as bike parking and a fitness centre.

Location is where Riverfront Avenue meets Confluence Way, providing residents with easy access to Downtown (west) and Stampede Grounds (south), Bow River and the Riverwalk, St. Patrick's Island (which will go through its own redevelopment project in the future) and all East Village will have to offer, including a New Central Library and the National Music Centre.

“This year Calgarians will see significant advancement in the community as projects like FIRST, the National Music Centre and St.Patrick’s Island redevelopment break ground, thus forever changing the face of East Village”, said Michael Brown, president and CEO, Calgary Municipal Land Corporation (CMLC). ”CMLC has been advancing our master plan vision for this downtown community since 2007 and while there remains a lot of work to do, we are very proud to welcome new residents into East Village by early 2015,” he added.

FIRST is only phase one from FRAM+Slokker, as there are three more land parcels to go, all located just around the corner from one another. Details on the next phases are under-wrap for the time-being; only location is known as even names are yet to be announced (currently M / N / Q, each represents a different project). However, with a project like FIRST already underway, there is no doubt that whatever FRAM+Slokker have in store for East Village will not disappoint.
